GENERAL TERMS AND CONDITIONS OF
GUEST IN TUSCANY

Reservations: You can make a reservation in writing or by telephone. Per booking
 
€ 25.00 reservation fee will be charged. These costs must be paid simultaneously with a down payment of 30 to 40% of the bill. 40% occurs but then a part is put in deposit for the owner. The remainder of the amount must be paid no later than four weeks before the start of the rental. In case of late payment you are in default. You will be notified in writing and then still have the possibility to pay the outstanding amount within 7 working days. If payment is not forthcoming, the contract is deemed to have been canceled on the day of default. GUEST IN TUSCANY has the right to charge the cancellation costs. In that case, the funds already paid will be deducted from the cancellation fees.
 
If canceled, the following rates apply
 
In case of cancellation earlier than 90 days before arrival date the tenant pays 20% of the rent.
 
In the event of cancellation between 89 and 30 days before the arrival date, the tenant pays 50% of the rent.
 
If canceled within 29 days before the arrival date, the tenant pays 100% of the rent.
 
Some houses have different cancellation condition
 
in case of force majeure as a strike, war, weather or a natural disaster, in consultation with the tenant will be decided another house or the cancellation of the lease and refund of the paid part.
 
Arrival and departure: On the day of arrival you can move into the house from 16:00. On the day of departure you have to leave the house at 10:00. Any change to the date and time of arrival must be reported to Guest in Tuscany. In case of unforeseen delays, the day of arrival, the tenant is expected to inform the guest in Tuscany or the owner of the property. If the owner is not available or if the delay was not reported in time, the owner, his representative and Guest in Tuscany can in no way be held liable for the consequences. Expenses are at the expense of the tenant.
 
Number of persons:
 
We ask you not to exceed the number of people indicated in the house description, even if it is only for 1 night. The owner can get a lot of problems because of this and if you are in a location where there are several houses. If you know in advance that there will be a visit please let us know! The landlord may refuse additional persons or allow payment
Water and electricity:
 
In southern countries, faults in water and electricity supply are more common than in the Netherlands. The lessor or Guest in Tuscany can be held liable for any damage.
 
Included: The use of the electricity is included in the rent.
 
Not included and according to consumption: Costs (based on meter readings on arrival) will be charged at departure in accordance with the applicable local rates. Please note, if you use an electric car, you are required to report this in advance. If the house states that electricity is included, in this case the electricity will be charged "on consumption". You must be aware yourself if the charging system of your car is suitable to connect to the Italian electricity network. If there is damage or short circuit, you as a tenant are 100% responsible.
 
Heating and air conditioning
 
Of course we leave you free in the cold season, to heat your holiday home to a pleasant temperature. However, we would like to warn you in advance about the costs of central heating, because they are high.
 
The prices for heating and / or air conditioning are mentioned in the description and price list of the accommodation. Heating and air conditioning must be paid locally to the owner of the accommodation or to his / her representative. Depending on consumption, these costs can be settled with the customer. In that case, the description of the accommodation will state "costs according to consumption".
 
In Italy, the use of heating (period of use, temperature ...) varies from region to region. In Tuscany, heating is permitted in the period from 1 November to 30 March, for 8 hours a day.
 
 
Linen
 
At most of the holiday homes that Guest rents in Tuscany, it is possible to order linen. This package consists of a large towel, a small towel and bed linen per person. In Italy, kitchen towels are not yet widely accepted. We advise you to bring these yourself.
 
Beach sheets and towels for the pool are often not supplied.
 
In a single house the linen is not delivered and you have to bring it yourself. This is stated on our website and on the voucher.
 
Code of conduct
 
The customer, who leases an accommodation through Guest in Tuscany, is responsible for his / her correct behavior during the stay of the accommodation. If a customer does not behave in a neat and civilized manner, the owner or his / her representative has the right to request the customer to leave immediately and to ask for compensation for all possible damages caused by the customer. In this case, the customer loses any right to a refund.
 
The owner or his / her representative can deduct any damage caused in his / her accommodation from the deposit. If the damage amount exceeds the deposit, the customers must pay the difference to the owner or his / her representative before departure.
 
Guarantee
 
Accommodation can ask for a deposit on arrival. This information is stated on the voucher. The deposit will be returned to you on departure, with any deduction of costs of damage or loss to or in the rented property. Guest in Tuscany is not responsible for any dispute between the (representative of the) owner and the tenant regarding the deposit and the refund thereof.
 
Child's bed: If a child's bed is required immediately upon booking, this can be requested. Any costs for this must be paid locally.
 
Pets: Pets are welcome in many cases of our homes but always in consultation with the landlord. By the time a booking is confirmed, the customer must inform the guest in Tuscany about taking a pet
 
(with size and type), so that Guest in Tuscany can inform the owner of the accommodation. In some cases, the owner may request an additional payment for the acceptance of a pet. If applicable, these additional costs are mentioned in the description of the accommodation and must be paid locally.
 
The customer must pay attention to his / her pet in order to prevent possible damage and / or disruption of other guests.
 
Liability: Guest in Tuscany is not liable for loss, theft, damage or injury caused by the tenant, for whatever reason. The descriptions on our site are accurate and in good faith. We decline any responsibility for any changes that have been made by the owner without the knowledge of the owner. Photos printed with the house give an idea of ​​the relevant accommodation. It may be that, for example, photographs of the interior deviate from the home obtained on the spot.
 
Complaints:
 
If there is a complaint, the tenant will have to DIRECT directly to the owner / key keeper. If the complaint is not resolved adequately on the spot, the tenant must contact guest in Tuscany.
 
Complaints after departure from the holiday home can not be handled.
 
Although the guest in Tuscany carefully inspected the houses, she can not be held responsible for any change of which she has not been informed. She is also not responsible if the accommodation does not meet the individual expectations of the tenant. Any problems with water, gas, electricity, telephone, swimming pool filter, swimming pool water and poorly accessible roads must be repaired by the owner as soon as possible. Should the tenant discover damage to the house or household effects upon arrival, he must report this within 24 hours so that he can not be recovered from him. If a customer complains when he / she no longer resides at the rented accommodation, he / she loses any right to compensation.
 
Guest in Tuscany will not accept complaints caused by weather conditions, insect stings or the presence of insects, lack of water or electricity, execution of work, etc., if these are carried out by government organizations.
